ilke Homes secures another modular housing order

Modular housing company ilke Homes has agreed a deal with the Guinness Partnership, one of England’s largest housing associations, to manufacture 57 homes for an affordable housing scheme in Drybrook, West Gloucestershire.

The partnership marks ilke Homes’ fifth scheme as a full turnkey developer, having secured the land at Mannings Farm, near Drybrook High Street, in March, before obtaining planning consent.

The scheme will deliver a mixture of one, two, three and four-bedroom homes, which will be made available for shared ownership or affordable rent. The homes will be manufactured at ilke’s 250,000 sq ft factory in Knaresborough, North Yorkshire, before being delivered to Mannings Farm. Work on the site is expected to start imminently and is set to be completed by December 2021.

Precision-engineering techniques means that the homes will be some of the most energy-efficient in the country. ilke Homes is able to manufacture its homes to consistently achieve at least a ‘B’ Energy Performance Certificate (EPC) rating, with the majority achieving an ‘A’ – making them more energy-efficient than 92 percent of the UK’s housing stock.

By manufacturing the homes offsite, ilke Homes will also keep disruptions to the local community to a minimum.

In 2019, ilke Homes struck a sector-first deal with Homes England with the Government’s national housing agency investing £30m into the modular housing company to help scale-up its factory’s production capacity.

The deal with Guinness Partnership follows the announcement of ilke Homes’ £31m deal with global asset manager Man Group which will see the delivery of 227 factory-built homes in Grantham, Lincolnshire. The deal between ilke Homes and Man Group is the biggest institutional investment into the modular sector this year.
